House was beautiful and location great!
BUT the stairs were brutal...needs an elevator especially when you have elderly guests.

We rented the house for a week in April. Beautiful house, gorgeous view, lovely pool, and fabulous screened in porch. Recommend heating the pool if you visit outside of the summer! Short commute to the beach and great views of the marsh from all of the windows. Highly recommend!

We stayed here to celebrate our twin daughters college graduation and for a family reunion. The home exceeded our expectations in every way. Immaculately clean, designer furnishings and a kitchen equipped with every cooks tool you could ever need. We had a wonderful time - thanks!

Great house. We had a perfect week and celebrated in the most beautiful place.
Would rent again in a minute. Kids rode bikes to the beach,pool was perfect. Plenty of rooms to have separate time when needed for work.

12 Falcon Poin Rd is an ideal spot to spend a long weekend with your family. The house is well-designed, spacious, comfortable and elegant. The PH staff was helpful and responsive. The island is peaceful with beautiful scenery and the beach is spectacular.

This beautiful home was just as pictured and described...we easily felt comfortable and at home. We had 8 people staying at the house, and we all had plenty of room to spread out and enjoy together, and also felt there was extra space for privacy. There are multiple little porches to find a quiet place to read. The pool area was very nice. The kitchen was well equipped...we prepared many meals and had everything we needed. We just loved the "outdoor living room" screened in porch and used the enclosed grill several times. We had a couple questions and small issues, and the management company took care of our concerns in a very timely manner. We rented bikes and enjoyed the short trek to the beach along the bike path. It was super quiet in the neighborhood...could barely see the houses on either side. I would definitely recommend this home...thanks for sharing it!

My family and I had a wonderful stay at 12 Falcon Pt. When I spoke with the owner in February, she described her home as a place we could relax but at the same time go to the beach or Charleston. She was correct on all counts. Her home was clean and when we needed assistance by the realtor, the follow-up was fabulous. We are definitely considering renting the same house again.

We had a great time renting this house. It was a very comfortable and relaxing house and great big table for all of us to eat dinner together. We have gone to Kiawah for about 17 years and this was one of the best houses we have stayed in. Originally thought it might be too far from the beach but it was an easy ride to beach on a bike.

House was great. Clean, big, great living space on the second floor for group gatherings. The Marsh view is a nice change of pace from the ocean, and very peaceful. Not sure how it could have been any better. We loved it.

This is is home which we would like to be able to rent in the summer also. Our family would love the pool and the grilling porch. What a great home! It will be one we will consider for our future visits.

We enjoyed our visit in the last week of August, 2012. There are several things we LOVED about this home. First off, we spoke with both the owner and the property manager prior to renting and it was very clear they cared for the property and wanted to make sure visitors would respect it as well. This was reflected in the condition of the home. Don't think of it as a starkly decorated, rental property. This home has furnishings at or above what you'd expect from a house you lived in year round. The kitchen was stock with tons of tools needed for cooking. There had to be ten spatulas in the house! Keep in mind that you won't find consumables like salt/pepper or tin foil in any rental home. There are plenty of "perks" you will find in the home like boogie boards, beach chairs, bikes, TONS of books and movies and board games galore and a basketball hoop with basketballs in the driveway. This added to our visit as we had two rainy days requiring a change of pace from the other five days that were beautiful.

This property is great for families though given its three level layout it probably wouldn't be good for toddlers. But wonderful for preteens and beyond. Our kids loved the downstairs family room and we enjoyed that the kids could watch DVDs with the volume way up and we couldn't hear them anywhere else in the house.

The beds were as comfortable as any we've slept in anywhere in the world.

We didn't spend much time in the pool as we went to the beach most days. This is a 5-10 minute bike ride along a safe pathway. The beach is the true treasure of Kiawah. Imagine 50 yards deep with maybe 10 or 20 people anywhere in sight.

We also LOVED the screen porch which is gigantic and allowed us to eat most of our meals there and relax after dinner.

We highly recommend this home and hope to return in future years.

We spent the week with another family and had a blast. We plan on booking this property in the future. The pool was great and the kitchen was fantastic for cooking/dining in.
