James Badia is a licensed South Carolina real estate broker associate with Pam Harrington Exclusives, serving Kiawah Island, Seabrook Island, Johns Island, Edisto Island, and the greater Charleston area. With over 17 years of experience in residential and commercial real estate and a background in hospitality property management, James brings specialized expertise in resort communities, second-home markets, and community association governance to his clients.

James moved to the Southeast in 1987 to attend the University of South Carolina, where he earned a Bachelor of Science in Hotel Management. He continued his education and later earned a Master of Business Administration from Marylhurst University.

Ultimately settling in the Lowcountry, James spent over 17 years working with large hospitality developers on the commercial real estate and property management side of the industry before shifting his focus to real estate sales. He holds three nationally recognized designations from the Community Associations Institute — Professional Community Association Manager (PCAM), Association Management Specialist (AMS), and Certified Manager of Community Associations (CMCA).

James is a member of the Charleston Trident Association of REALTORS® and the National Association of REALTORS®. His passion resides in Customer Service and assisting those around him.

He enjoys epic travels with his wife, surfing and spending time with their bloodhound named Bentley.
