Beach Club Villas, Atrium Villas, Pelican Watch, and Spinnaker Beach Houses are the island's oceanfront and near-beach villa communities, all within walking distance of the Atlantic Ocean, the beach club pools, dining outlets, and the golf clubhouse. Pelican Watch is the largest villa community on Seabrook Island by active listing count and consistently one of the most rental-active villa communities on the island. Atrium Villas sits in the heart of the island across from the ocean. Atrium is popular with buyers seeking proximity to golf, dining, and the beach. They offer strong rental revenue opportunities.

  • Racquet and Recreational Communities

Courtside Villas, Marshwalk Villas, and Racquet Club Villas are clustered near the Seabrook Island Racquet Club and the Lake House fitness and aquatics complex. These communities appeal to buyers whose priority is tennis, pickleball, and access to recreational amenities rather than direct beach proximity. Marshwalk Villas also border the island's tidal marsh, offering views distinct from those of the oceanfront communities.

The Inlet at Seabrook offers 11 luxury townhomes along the island's marsh and creek system — one of the newer residential options on Seabrook, with modern floor plans and full Club access inside the main gate. As of Spring 2026, these villas are available for purchase - in the early construction phase.

  • Residential Neighborhoods 

North Beach is Seabrook Island's private residential neighborhood along the Atlantic, featuring single-family homes rather than villas or condominiums. Properties here sit on the river or back to maritime forest, and North Beach homes are among the most private and architecturally varied on the island. This is the neighborhood most commonly searched by buyers specifically looking for single-family homes rather than villa ownership.

The Village at Seabrook is a residential neighborhood just on island next to the Equestrian center and surrounding Palmetto Lake. It offers newer construction single family homes. 

  • Residential Neighborhoods Outside the Main Gate

Salt Marsh sits outside the main gate offering a collection of high-end three- and four-bedroom townhomes. It has it's own private gate, a community pool and dock.

Bay Pointe is a smaller residential enclave outside the main gate with marsh and tidal creek views. Like Salt Marsh and Bohicket Marina, Bay Pointe offers access to the broader Johns Island and coastal area without the full structure of a gated island community.

Bohicket Marina townhomes sit just outside Seabrook Island's main gate, offering direct access to the marina, Bohicket Creek, and the broader Kiawah and Seabrook waterway system.

Freshfields Village offers everyday shopping, dining, and services within five minutes of the island gate.
