Kiawah Island spans ten miles of Atlantic shoreline and 10,000 acres of coastal landscape — a private, gated barrier island approximately 25 miles south of downtown Charleston. The island is organized into five primary communities from west to east: Cassique, West Beach Village, East Beach Village, Vanderhorst Plantation, and Ocean Park.

  • Cassique sits just inside the main gate on the Kiawah River — a Kiawah Island Club community where membership is required with property purchase. Home to the Tom Watson-designed Cassique Golf Course, Voysey's restaurant, and a Sports Pavilion with river dock access.
  • West Beach Village is the island's original residential community and western resort village, with a mix of single-family homes, villa communities, riverfront enclaves, and new oceanfront construction at The Cape on Kiawah. Freshfields Village — the island's off-gate shopping and dining hub — is just minutes away.
  • East Beach Village is Kiawah's most walkable and amenity-dense area, home to The Sanctuary Hotel, Night Heron Park and Nature Center, Turtle Point Golf Course, and the Roy Barth Tennis Center. More than 30 miles of paved bike trails connect East Beach to the rest of the island.
  • Vanderhorst Plantation sits behind a second set of privacy gates and is the island's most private residential community. It contains Pete Dye's Ocean Course — host of the 2012, 2021, and 2031 PGA Championships — Tom Fazio's Osprey Point, and several distinct sub-neighborhoods including Rhett's Bluff, The Preserve, and The Settlement.
  • Ocean Park occupies Kiawah's easternmost tip within Vanderhorst, behind both sets of privacy gates. West Beach Village sits on the western end of Kiawah Island, near the Sandcastle property owners' clubhouse and Cougar Point Golf Course.

The village is one of Kiawah's two primary resort villages, with a mix of single-family homes, villa communities, and convenient access to Freshfields Village just outside the main gate.

RiverView is a private gated community in West Beach, just before the main Kiawah security gate.

Built in 2019 across eleven riverfront acres, RiverView features 23 single-family homes and 24 luxury townhomes designed for permanent residents, with its own private gate, pool, riverfront clubhouse, neighborhood dock with kayak launch, and a fenced dog park.

The Pointe is a small enclave of fourteen contemporary single-family homes on 5.3 acres along the Kiawah River, located between Cassique and the island's main gate.

Rhett's Bluff is a sub-neighborhood within Vanderhorst Plantation on the western side of the island, with expansive properties overlooking the Kiawah River.

Ocean Park is located at the easternmost tip of Kiawah Island, within Vanderhorst Plantation, behind the island's second privacy gate.

How Kiawah Island's communities are organized, which neighborhoods suit different buyers, and what sets each enclave apart — answered by our local experts.

Kiawah Island is organized into five primary communities from west to east: Cassique, West Beach Village, East Beach Village, Vanderhorst Plantation, and Ocean Park. Each primary community contains smaller neighborhoods and enclaves with their own character, architecture, and amenity profiles. The island is accessed through a single main security gate, with Vanderhorst Plantation having an additional second gate providing an extra layer of privacy.
Two Kiawah Island neighborhoods are Kiawah Island Club communities where membership is required with property purchase: Cassique and The Settlement. Listings carry Golf, Sports, or Social tier depending on the specific property. Outside of these two neighborhoods, some Kiawah properties are listed with the opportunity to purchase Club membership alongside the home — if membership is available, it will be noted in the listing. Membership cannot be added after the sale.
KICA (Kiawah Island Community Association) is the island-wide property owners' association — every improved property on Kiawah pays an annual KICA assessment covering island-wide amenities including the Sandcastle, bike paths, and beach access. KICA is mandatory for all property owners. The Kiawah Island Club is a separate private club with optional or required membership depending on the property, operating Cassique, The Settlement, and exclusive amenities including private golf, dining, and the Beach Club.
RiverView (in West Beach) is explicitly designed for permanent residents — built in 2019 with full-time residency in mind. The Pointe and Vanderhorst interior sub-neighborhoods (Rhett's Bluff, The Preserve) tend to attract primary-residence buyers prioritizing privacy. The Enclave at Turtle Beach suits buyers wanting classic beach-house character with walkable East Beach access. West Beach Village, East Beach Village, Timbers Kiawah, The Cape, and the villa communities skew toward second-home and vacation rental use given their proximity to amenities and rental-friendly structures. Timbers and The Cape do not allow short term rentals.
RiverView (built 2019) and Ocean Park (still actively building out with sub-neighborhoods including Front Nine Lane) are the newest communities on Kiawah Island. The Cape on Kiawah is the newest oceanfront new construction in West Beach Village. Cypress Point and The Pointe are established communities. Most other Kiawah neighborhoods have housing stock built primarily in the 1990s through 2010s.
