The Kiawah Island housing market carried its record-setting first quarter into the spring season, closing 99 properties for $278.3 million between April and June — the Island's second-highest second quarter on record by dollar volume.
The quarter's character differed meaningfully from Q1's. Where the first quarter delivered breadth, the second delivered concentration: single-family homes accounted for nearly four out of every five dollars transacted, luxury activity between $5 million and $10 million accelerated sharply, and the villa and homesite segments both contracted against a year-ago comparison that included substantially more available supply.
