Behind Kiawah Island’s second set of privacy gates, Vanderhorst Plantation offers elegant homes designed by some of America’s finest architects, surrounded by lush, semi-tropical foliage and picturesque lagoons. Vanderhorst Plantation is one of Charleston’s most exclusive neighborhoods for Kiawah Island real estate, with more ocean frontage than most resort communities of comparable size — 10 miles of oceanfront property and 45 miles of marsh and water views.

Vanderhorst Homes on Kiawah

The second security gate separates the residential neighborhood of Vanderhorst Plantation from the more active West and East Beach resort villages of Kiawah Island.

Vanderhorst dates back to Elizabeth Vanderhorst, who inherited the eastern half of the island in the 1700s; today the community includes Rhett’s Bluff, The Preserve, and The Settlement, along with Osprey Point Golf Course and the world-renowned Ocean Course — home of the 2021 PGA Championship, and upcoming 2031 PGA Championship.

The community also includes the Vanderhorst Mansion, a plantation house from the early 1800s that was restored after Kiawah's development began.

Whether you're looking to make Kiawah Island your permanent home, find a coastal getaway, or invest in island real estate, our team can help you explore the opportunities within Vanderhorst Plantation.

Frequently Asked Questions

Vanderhorst Plantation sits behind Kiawah Island's second set of privacy gates, midway to the back of the island. It is a residential setting set apart from the West and East Beach resort villages, with close access to club and golf amenities. The area includes 12 miles of paved biking trails that connect to 20 additional miles of front island trails.

Views depend on the homesite and include marsh, golf fairway, lagoon, river, deep water, and ocean. Vanderhorst Plantation has 10 miles of oceanfront property and 45 miles of marsh and water views. The Settlement backs up to the Kiawah River, and The Preserve is anchored by Blue Heron Pond and its observation tower.

Vanderhorst Plantation includes Rhett's Bluff, The Preserve, The Settlement, and Osprey Beach, along with smaller pocket neighborhoods. Notable pockets include Club Cottages, Marsh Cottages, Osprey Cottages, Falcon Point, Ocean Oaks, Royal Beach, Ocean Park, and the stretch of homes along Ocean Course Drive. See the Kiawah Island neighborhoods guide for a full overview.

Turtle Point, designed by Jack Nicklaus in 1981, Osprey Point, designed by Tom Fazio in 1988, and the Ocean Course, built by Pete Dye in 1991, are in and around Vanderhorst Plantation. The Ocean Course hosted the 2007 Senior PGA Championship and the 2012 and 2021 PGA Championships, and is scheduled to host the PGA Championship again in 2031.

It depends on the neighborhood. All homes and homesites in The Settlement are attached to a Kiawah Island Club membership, and joining for social, golf, or sports amenities is required. For other Vanderhorst Plantation neighborhoods, membership is not required to buy, and some listings are offered with the opportunity to purchase one. Each membership is tied to the specific property — ask our agent for more details.

Vanderhorst Plantation is the larger residential area; The Preserve and The Settlement are neighborhoods within it. The Preserve lies in the northeast corridor of the island, anchored by Blue Heron Pond, with many custom homes on large homesites. The Settlement sits just beyond the second security gate, backs up to the Kiawah River, and requires a Kiawah Island Club membership with every home and homesite. See the Kiawah Island neighborhoods guide to compare all of them.
