Frequently Asked Questions: Kiawah Island Vacation Home Buying

Thinking about buying a Kiawah Island vacation home? Here are answers to the most common questions we hear from prospective vacation and investment buyers. For broader questions about Kiawah Island, its communities, and the Kiawah Island Club, contact our team directly.

  • How do I start the process of buying a Kiawah Island vacation home through Pam Harrington Exclusives?

The best first step is a conversation. Our team at Pam Harrington Exclusives has specialized in Kiawah Island real estate since 1978, and we'll begin by understanding what you're looking for — primary use as a second home, rental income potential, Kiawah Island Club membership interest, preferred community, and budget range. From there, we'll share current Kiawah Island listings, including properties that may not yet be publicly marketed, and walk you through what ownership on Kiawah actually looks like: KICA (Kiawah Island Community Association) fees, optional Kiawah Island Club membership, rental management partners, and typical carrying costs. To start, call us at (843) 768-3635 or contact our team.

  • Can I view a Kiawah Island vacation home while it's being rented?

Yes, in most cases. Kiawah Island has multiple rental management companies operating across the island. As a long-established Kiawah brokerage, we have working relationships with each of them and do our best to coordinate showings around active guest stays, typically during turnover windows or with advance notice. For serious buyers, this is easier than most people expect.

  • Does Pam Harrington Exclusives have access to Kiawah Island properties that aren't on the MLS?

Yes. As an independent, MLS-affiliated brokerage with nearly five decades on Kiawah, we occasionally represent sellers who prefer to market their properties privately before — or instead of — listing on the MLS. These pocket listings aren't visible on public real estate sites, but we can share them with buyers who are actively looking and have clear criteria. If you're serious about a Kiawah vacation home and want to know what else might be available, tell us what you're looking for and we'll let you know when something fits.

  • What happens if I want to buy a Kiawah Island property I've rented?

This happens more often than you might think — many Kiawah Island homeowners first discovered the island as vacation renters. If you've stayed in a specific property and want to explore whether the owner might sell, reach out to us directly. We can approach the owner through appropriate channels, check whether the property is on our radar for an upcoming listing, or help you find something comparable if the original property isn't available for purchase. Either way, having a representing broker protects your interests and keeps the process discreet.

  • How do I transition a Kiawah Island rental property to owner-occupied use, or vice versa?

If you're purchasing a property that currently operates as a rental, we'll help you understand existing bookings, guest deposits, and the proper protocol for transitioning management — whether you plan to continue renting through the current management company, shift to personal use only, or strike a hybrid balance. If you already own a Kiawah property as a personal residence and want to begin renting it, we can connect you with established Kiawah rental management partners to discuss property onboarding, furnishing standards, and expected income based on your specific property type and location. Both directions are common, and the logistics are manageable with the right team.

  • What's the difference between buying on Kiawah Island vs. a fractional ownership option like Timbers Kiawah?

Full ownership and fractional ownership serve different buyer profiles. Full ownership on Kiawah means you own the entire property — maximum flexibility, full appreciation potential, full control over rental use and design, and typically the higher entry price point. Fractional ownership at Timbers Kiawah means you own a deeded share of a turnkey, fully serviced oceanfront residence — lower entry cost, simplified maintenance, and a different lifestyle model where services and amenities are bundled into ownership. For buyers who want the Kiawah experience with less operational overhead, fractional can be a strong fit, however most, including Timbers do not allow rentals. Pam Harrington Exclusives represents both options and can help you think through which matches your goals. Read more about fractional ownership on Kiawah Island.
