“Although zoning permitted more than double the number of residences on the site, we intentionally limited the community to 11 townhomes to preserve the live oak corridor, protect the surrounding wetlands, and retain the sense of retreat that defines Seabrook Island,” said Keith Murphy in a press release.

When the Murphy family acquired the parcel at The Inlet, the current zoning would have supported upwards of 25 residential units on the site — a density that would have been financially logical and entirely within their rights to pursue. They chose not to.

Instead, they capped the development at 11 townhomes, a decision that left real money on the table but preserved something more valuable: the ancient live oak canopy that runs through the property, the wetland buffer that filters stormwater and supports the marsh ecosystem, and the sense of quiet arrival that has always defined life on Seabrook Island.
